  • Analyze current entitlement and development potential through extensive due diligence

  • Complete valuation of property through various techniques including cash flow and discounted land residual analysis

  • Negotiate the most advantageous terms of sale/transfer

  • Work with public officials, both elected and staff, to resolve burdensome entitlement, design and environmental issues

  • Review existing bonding, special assessment districts and other financial liabilities to determine best course of action to restructure without jeopardizing the property’s entitlement

  • Hire consultants as required and establish work scope parameters

  • Meet and negotiate with local leaders, homeowner and citizen groups to achieve needed project support

  • Attend public hearings to present development plans and respond to community questions

  • Work with public officials to insure positive progress through the  public review process
